What Is Good Cash Flow per Door?

“Cash flow per door” is monthly cash flow divided by the number of units. Many investors target $100–$300 per door after all expenses and reserves for single-family and small multifamily rentals, while more expensive properties need more in absolute dollars.

Why per-door targets can mislead

$200/month on a $70,000 house with $20,000 in it is a 12% cash-on-cash return; $200/month on a $500,000 property with $125,000 invested is under 2%. Always pair per-door cash flow with cash-on-cash return.

Reserves first

Cash flow is only real if you have budgeted vacancy, repairs and CapEx. A property that “cash flows $400” with zero reserves often cash flows $50 in reality.

FAQ

Is negative cash flow ever OK?

Some investors accept it in appreciation markets, but it adds risk; you need reserves to cover the gap.
