How house hacking math works

You buy a 2–4 unit property as your primary residence (often with a low-down-payment owner-occupant loan), live in one unit and rent the others. Effective housing cost = mortgage P&I + taxes + insurance + HOA + maintenance − rental income from the other units (after vacancy). Compare that to your current rent to see the monthly savings.

Maintenance is estimated as a percentage of the whole building's market rent, because you're responsible for every unit. Once you move out, rerun the deal in the rental cash flow calculator with all units rented.

FAQ

Can I use an FHA loan to house hack?

FHA loans allow 1–4 unit owner-occupied properties with low down payments; FHA also applies self-sufficiency rules to 3–4 unit buildings. Confirm with a lender.

Should I include mortgage insurance?

Yes — add PMI or FHA MIP into the insurance field for an accurate cost.

What if my effective cost is negative?

The tenants cover all your housing costs and pay you extra — the ideal house hack.

Does this include income tax effects?

No. Rental income and deductions affect taxes; consult a tax professional.
