How a rental cash-out refinance works
The lender appraises the property and lends up to a maximum loan-to-value — commonly 70–75% for investment properties. The new loan pays off the old one; what is left after closing costs is yours. Divide the payment increase into the cash you take out to see the real cost of that money, and make sure rent still covers the new payment (check DSCR).
This is the “refinance” step of BRRRR.
