Prorated rent (365-day method)

Two common methods

Days-in-month: daily rent = monthly rent ÷ days in that month (28–31). 365-day (banker’s) method: daily rent = monthly rent × 12 ÷ 365, the same every month. Your lease or local law may specify which to use.

Example

$1,800 rent, move-in on June 19 (30-day month): the tenant occupies 12 days → $1,800 ÷ 30 × 12 = $720.

FAQ

Is the move-in day counted?

Usually yes — the tenant has possession that day.

Do landlords have to prorate rent?

It depends on the lease and local law; many leases require it for the first month.
